36 NORTHERN NEVADA ARCHITECTECTURE .19 | 2019 | www.aiann.org SINGLE FAMILY RESIDENTIAL — KULIKOWSKI RENOVATION T he Kool Modern Infill project started with a newly married, empty nester couple who wanted to renovate a small home that the husband had owned and lived in for several years. The owners desired a small modern home in the old southwest section of Reno. e neighborhood has tree lined streets on an orthogonal grid with a diverse housing stock. The existing residence resides on a corner lot of just over a tenth of an acre. The existing home had a nondescript street aesthetic with a one car, dilapidated garage sited in the middle of the property, leaving a large section of the small parcel as unusable, a no man's land. The homes in the neighborhood have a consistency of scale that is desirable and residential in character. The immediate area has a lot of diversity with many different styles of homes from many different time periods. Also, many homes in this area of town have a series of small structures on one parcel that create interesting spaces between the buildings and interesting adjacencies to the neighboring properties. It is a compound of structures rather than one large structure per each parcel. The concept for this project was to create a similar compound of structures that would solve functional requirements of usable exterior space, a new entry, a new garage, and a way to create both public and private exterior spaces on a tiny parcel. The solution required the footprint to remain the same with a reconfiguration of interior spaces. Only 75 square feet of new area was added to the existing footprint. The existing split level footprint was reconfigured to house a better kitchen layout open to the dining/living spaces, a new powder room, and a new lower level master suite.
