38 NORTHERN NEVADA ARCHITECTECTURE .19 | 2019 | www.aiann.org ARCHITECTURAL INTERIORS — KPS3 CREATIVE OFFICE TI L ocated at 500 Ryland St. in the junction between the vibrant and diverse neighborhoods of Mid-Town and Wells Ave., this 15,000 square foot, three story building was originally built in the mid-1980s by the AGC as its Northern Nevada offices. Although the building has changed hands many times over the years, the interior, shell, and systems remained original. Dated and worn, the building was in dire need of a full T.I., prior to move-in by our clients. With a very limited budget and aggressive timeline, the challenge was to take two of the three floors to design an evocative, open studio space on one, and a recreational space for the KPS3 staff on another. Due to the age of the building, all systems needed to be upgraded or replaced. To note, we were able to save, repair, and improve the efficiency of a dated solar thermal system that would have otherwise been discarded and replaced for a traditional and less ecologically conscientious gas fired boiler system. With the system upgrades and repairs, provisions for added accessibility needed to be made as well. The open, creative studio space was positioned on the top floor of the building, offering striking views of the surrounding mountains. It consists of 24 workstations, organized in three groups of eight or six groups of four, responding to the client’s need for collaborative workgroup project teams. Overhead ceiling clouds and quality LED lighting create an enjoyable working environment in these areas. Adjacent to the workgroup stations is a pinup space for internal review of work, as well as a lounge area equipped with a kitchen and bar. A reception area is positioned to greet clients and offer meeting space in the large conference room without distractions to or from the studio workgroup area. Recognizing that the building was overly protected in gypsum board wraps and dropped ceilings, we designed a new space that revealed both sections of the building’s structural steel frame as well as considerably increasing the ceiling height. The lowest level was chosen for the recreational space. It incorporates a large kitchen area and ample room for table games, VR games, and informal seating, generating an office culture rooted in comradery, teamwork and fun yet maintaining a professional, clean, and organized office environment. This lower level also includes short term/temporary offices for rent as well as a small makerspace equipped with wood working tools, laser cutting, and 3D printing. The middle level and location of the primary entrance to the building was excluded from our scope at this time due to leases held by the existing tenants. This design was delivered to our client for a very modest construction budget of $35 per sf.
